수평선과 도시, 그 사이의 집 – 동해 평릉동 주택 및 근린생활시설
강원도 동해시 평릉동, 바다와 도시가 만나는 경계 위에 새로운 건축이 들어섰다. 대지는 동해의 수평선과 마주하는 동시에, 반대편으로는 일상의 풍경—아파트 단지와 초등학교—를 끌어안는다.
이 서로 다른 두 세계가 만들어내는 긴장은 설계의 출발점이자 전체 건축을 이끄는 힘이었다.
건물은 지상 4층 규모의 철근콘크리트 구조로, 1층은 필로티 주차장, 2층에서 3층은 근린생활시설 그리고 최상부는 단독주택으로 구성된다. 프로그램의 성격은 다르지만, 두 영역을 하나로 묶는 매개는 바로 입면의 대비다.
바다를 향한 입면은 전창과 테라스로 활짝 열려 있으며, 그 개방성은 파도와 바람, 빛을 거침없이 받아들인다. 특히 테라스는 층이 올라갈수록 한 걸음씩 뒤로 물러서며, 입체적인 매스를 만들어낸다.
이 수평적 후퇴는 바다를 향해 쌓여가는 파도의 리듬을 닮아 있고, 동시에 각 층에 독립된 전망과 사적 외부 공간을 선사한다. 도시를 향한 입면은 이와 대조적으로 거의 창이 없는 벽으로 구성되었다.
단단하게 닫힌 입면은 도시적 일상의 소음을 차단하면서, 바다 쪽 개방성과의 극적인 대비를 이룬다. 열린 면과 닫힌 면, 빛과 그림자가 만들어내는 이 이중적 태도는 대지가 지닌 양면성을 그대로 담아내는 동시에 건축의 존재감을 강하게 드러낸다.
이 건축은 단순히 ‘바다 전망이 좋은 집’으로 머무르지 않는다. 바다와 도시, 개방과 차단이라는 상반된 요소를 동시에 껴안으며, 대지가 지닌 특별한 맥락에 대한 건축적 응답으로 서 있다.
층층이 물러나는 테라스는 파도의 시간성을 닮아, 거주자에게는 바다를 향유하는 개인적인 무대를, 도시에는 묵직한 입면의 실루엣을 남긴다. 이 집은 결국, 장소와 건축이 서로를 비추고 완성해가는 모습을 담고자 했던 시도이다.
A House Between the Horizon and the City – Pyeongneung-dong Mixed-Use Building, Donghae
In Pyeongneung-dong, Donghae-si, Gangwon Province—on the threshold where the sea meets the city—a new piece of architecture has emerged.
The site faces the horizon of the East Sea while, in the opposite direction, embracing the everyday urban landscape of apartment complexes and an elementary school.
The tension created by these two contrasting worlds became both the starting point of the design and the driving force behind the entire building.
The structure rises four stories above ground in reinforced concrete.
The first floor is a piloti parking area; the second and third floors accommodate neighborhood commercial facilities; and the top floor is designed as a single-family residence.
Although the programs differ in character, the element that unifies them is the contrast expressed in the façade.
The façade facing the sea opens generously through full-height glazing and terraces, welcoming waves, wind, and light without restraint.As the building rises, each terrace steps back incrementally, forming a dynamic three-dimensional mass. This horizontal recession echoes the rhythm of waves accumulating toward the sea, while at the same time providing each floor with an independent view and a private outdoor space.
In contrast, the façade facing the city is composed almost entirely of solid walls with minimal openings.
Firmly enclosed, it shields the interior from the noise of urban life and creates a dramatic counterpoint to the openness toward the sea. This dual attitude—open and closed, light and shadow—captures the inherent duality of the site while asserting a strong architectural presence.
This building does not remain merely “a house with a beautiful sea view.”
By simultaneously embracing opposing elements—sea and city, openness and enclosure—it stands as an architectural response to the site’s unique context. The receding terraces, reminiscent of the temporality of waves, offer residents a personal stage for experiencing the sea, while presenting the city with a solid, weighty silhouette.
Ultimately, this house is an attempt to reveal how place and architecture reflect and complete one another.
